1) How is it that you can buy my house in metro Atlanta so fast?
If you need to sell in a hurry, we have the cash and solutions available right now. The reason we can do this is because we work with private investors and private funds. 2) What is the process?
Give us a call at 678-264-4060 any time (24 hours) and give one of our representatives some information about your house. Or fill out our confidential Seller Questionnaire. We need to know the property address, any loan balances on the property, if there are any liens or judgments, if you are behind on payments, and the overall condition of the property. The more we know, the better we can serve you. All information is kept confidential, whether it’s gathered over the phone or submitted online. We'll research the property to determine the fair market price. We also need to determine what we'll do with the property once we own it. That will help establish our offer

3) How Much Do You Usually Pay?
As investors, we expect to make a profit. As you know, there are a lot of costs involved in buying, owning and selling real estate. Every property we evaluate is unique, so is each sellers situation. So depending on the area, and the amount of work the house needs, we generally see houses sell between 50% to 90% of their retail value. Remember, there are only three things that rule every transaction -- Price, Terms and Conditions. With a good enough price, terms, or conditions, you can sell anything you need, for the amount you need.

4) Are you Realtors who just want to list my house?
Absolutely not! We are a group of real estate investors. We're NOT Realtors, and we're NOT associated with any real estate agency. We don't want to list your house; we want to buy it!

5) Why don't I just list with a Realtor?
That's certainly an option for you, but a realtor won't make your payments while they're attempting to sell your house. In some cases, we're willing to take over your payments and maintain the house until our tenant/buyer gets their own financing. We'll give the home our personal attention, and you can forget about it until our tenant is ready to buy. .

6) My house is already listed with a Realtor - Can I still use your service?
Normally, the numbers will not work for our homebuyers if a Realtor is involved. Our advice would be to call your Realtor and asks what happens if you find your own buyer - will all commission be waived? You should be able to negotiate a waived or significantly reduced fee. You can also ask the Realtor to release you from the listing.

7) What's your fee? Do you charge a commission?
Unlike a Realtor, we don’t charge any fees nor do we expect a commission. If you don't like our offer, feel free to list it with a realtor or try to sell the house on your own. We suggest you call us first because we can often save you time and money since we can buy the house so quickly.

8) Why do people sell you their houses?
People sell their homes for many different reasons. They may be moving to a larger home or downsizing to a smaller one, or maybe they are taking advantage of a job opportunity out of town. There are also reasons like divorce, job loss, getting behind on the payments, retirement, health problems, etc. We also specialize in helping people stop foreclosures so they can save their credit, giving them the ability to buy another house in the future.

9) Does the property have to be in excellent condition?
Not at all. We prefer to buy pretty houses that people can move into immediately, but we'll also buy them in any condition or situation. If it’s run down and in need of repairs, we’ll take it, too.

10) What if my house has little or no equity. Can you still help me?
Yes we can. Very often we get calls from sellers who owe close to what the property is worth. Many times we're able to buy the house for full retail value. 11) If I submit your Seller Questionnaire, when will I hear from you?
As soon as we receive your confidential Seller Questionnaire, we will review your information and get back to you ASAP (usually within 24 to 48 hours depending on when you submit the information). However, if you don't hear back from us in a timely manner, please give us a call or send us and e-mail to be sure we received your information and that you are being taken care of right away.

That’s really up to you. However, we do think it would be easier for you if you complete our confidential Seller Questionnaire first, then we can review your information, research your property, and then discuss all the details with you when we call.

13) If you take over my existing house payments, then how can I qualify for a new mortgage on my next home?
We can immediately take over your house payments to relieve you of the debt. This is one of our most popular programs.
